Pay your BBMP property tax by PID or SAS number
Bruhat Bengaluru Mahanagara Palike (BBMP) collects property tax on buildings across Bengaluru through its Self-Assessment Scheme (SAS). Every property is identified by a PID (Property Identification Number) and, on past tax receipts, by a SAS Application Number — and you can look up or pay your dues with either one on the official BBMP tax portal. People search "BBMP property tax" most around the yearly filing window, when paying the full year early usually earns a rebate. This page explains how to find your PID or SAS number, how to search your exact dues on the BBMP portal, how the Self-Assessment Scheme works in principle, how to download a paid receipt, and how to pay through Bharat Connect on Subspace. For the precise amount, the BBMP portal's own search is the source of truth.

Find your PID or SAS application number
Either identifier works on the BBMP portal. The amount the portal shows against it is the figure to rely on.
- 1Open the official BBMP property tax portal (bbmptax.karnataka.gov.in).
- 2If you have an earlier receipt, use the SAS Application Number printed on it as the “Application No.”.
- 3If you only have the PID, use the Know Your PID / GIS option on the portal, or read it off your Khata certificate.
- 4Enter the number, check the owner and property details, and view the amount due.
How the BBMP Self-Assessment Scheme works
Under SAS, the owner declares the property's details — built-up area, usage (self-occupied or rented), zone and age — and the portal computes the tax from BBMP's unit area values for that zone. Because the zone rate, the built-up area and allowances such as depreciation differ for every property, and BBMP revises them from time to time, this page does not reproduce a rate table. File or recompute through the BBMP portal, which applies the current values automatically, rather than relying on an estimate. The table below is a checklist of what you will need on hand.
| Item | Where to find it | Why it matters |
|---|---|---|
| SAS Application No. | Earlier tax receipt | Quickest way to pull up your dues |
| PID | Khata certificate or Know Your PID | Alternative identifier on the portal |
| Built-up area | Sanction plan / sale deed | Used in the self-assessment |
| Zone | BBMP zonal classification | Sets the unit area value |
| Past receipt | Previous payment | Shows last amount and any arrears |
Download your BBMP property tax receipt
After payment, BBMP generates a receipt against your application number. On the portal, use the Downloads → Receipt Print option, enter your application or PID, and save the PDF for the year. A Bharat Connect app also keeps its own receipt with a reference number, useful proof if the BBMP portal is slow to update. Keep the receipt — it is asked for during Khata transfer, property sale and loan paperwork.
Pay your BBMP property tax on Subspace
Open Subspace, go to Municipal Tax and select BBMP (Bengaluru). Enter your PID or SAS application number; the dues are fetched from BBMP through Bharat Connect (BBPS), so the amount is BBMP's own figure, not an estimate. Check the owner name and amount, then pay by UPI before the filing deadline to keep any early-payment rebate. The payment posts back to BBMP and the number stays saved for next year. The same app also handles your electricity and water bills; see water bill payment.
Not a ranking of amounts — each route pays the same BBMP dues. Bharat Connect routes the payment to BBMP and keeps a reference receipt.

Frequently asked questions
What is the difference between a BBMP PID and SAS number?
The PID (Property Identification Number) is BBMP’s permanent identifier for a property; the SAS Application Number is generated each time you file under the Self-Assessment Scheme and is printed on your receipt. Either can be used to search or pay on the BBMP portal.
How do I find my BBMP SAS application number?
It is printed as the “Application No.” on any earlier BBMP property tax receipt. If you have lost it, use the retrieve-application option on bbmptax.karnataka.gov.in with your ward and address details.
How do I check my BBMP property tax dues?
Enter your SAS application number or PID on the BBMP portal, or in a Bharat Connect app such as Subspace. Both fetch the exact amount BBMP has recorded, so you do not need to calculate it yourself.
How is BBMP property tax calculated?
Under the Self-Assessment Scheme, from the built-up area, usage, zone and age of the property, applied to BBMP’s unit area values for that zone. The values are revised by BBMP and vary by property, so file or recompute through the portal for the exact figure.
How do I download my BBMP property tax receipt?
Use the Downloads → Receipt Print option on the BBMP portal, enter your application number or PID and save the PDF. A Bharat Connect app also keeps its own receipt with a reference number.
Can I pay BBMP property tax online without logging in?
Yes. The BBMP portal lets you search and pay by application number or PID without an account, and a Bharat Connect app such as Subspace can fetch and pay the dues with that number.
