Pay your GHMC property tax, and search it by PTIN
Greater Hyderabad Municipal Corporation (GHMC) collects property tax on every building in Hyderabad, billed in two half-yearly instalments. Every property has a PTIN (Property Tax Identification Number) — the number printed on past receipts and demand notices — and that is what you use to look up your dues or pay them. Many people search "GHMC property tax" each year around the instalment due dates. This page explains how to find your PTIN, how to search your exact dues on the official GHMC portal, how the tax is worked out in principle from your property's rental value, how to download a paid receipt, and how to pay through Bharat Connect (BBPS) on Subspace. For the precise amount and rate that apply to your property, the GHMC portal's own search and calculator are the source of truth.

Search your GHMC property tax by PTIN
The GHMC portal lets you search your dues with your PTIN and pay without creating an account. The exact amount it shows is the figure to rely on.
- 1Open the official GHMC website and go to Online Payments → Property Tax.
- 2Enter your PTIN from an earlier receipt or demand notice.
- 3Check the property details and the amount shown as due for the current instalment.
- 4If you do not know your PTIN, use the Search Your Property option by door number or owner name to find it first.
How GHMC property tax is worked out
GHMC assesses property tax on the annual rental value (ARV) of a building, not its market price. In outline, a monthly rental value is fixed for your locality and type of construction, applied to the building's plinth area, and annualised; a slab rate is then applied to that annual value, with allowances such as depreciation for older buildings and exemptions for very low-value owner-occupied homes. Because the locality rate, the slab and the allowances change from property to property — and are revised by GHMC from time to time — this page does not reproduce a rate table. Use the GHMC portal's property tax calculator, or simply search your PTIN, to see the exact figure for your property rather than an estimate. The table below is a checklist of what you will need on hand.
| Item | Where to find it | Why it matters |
|---|---|---|
| PTIN | Earlier receipt or demand notice | Identifies your property on the portal |
| Door number | Property documents | Finds the PTIN if you have lost it |
| Plinth area | Building sanction / sale deed | Used in the ARV assessment |
| Registered mobile | Linked at assessment | Receives the payment confirmation |
| Past receipt | Previous payment | Shows the last amount and any arrears |
Download your GHMC property tax receipt
After a successful payment, GHMC records a receipt against your PTIN. On the portal, use the Property Tax Payment Receipt or Tax Payment Status option, enter your PTIN, and download the PDF. If you pay through a Bharat Connect app, the app also keeps its own receipt with a Bharat Connect reference number, which is useful proof if the GHMC portal is slow to update. Keep the receipt — it is asked for during property sale, mutation and loan paperwork.
Pay your GHMC property tax on Subspace
Open Subspace, go to Municipal Tax and select GHMC (Hyderabad). Enter your PTIN; the dues are fetched from GHMC through Bharat Connect (BBPS), so the amount you pay is GHMC's own figure, not an estimate. Check the property name and amount, then pay by UPI before the instalment due date. The payment posts back to GHMC and the PTIN stays saved for next time. If you also pay an electricity or water bill, the same app handles those too; see water bill payment.
Not a ranking of amounts — each route pays the same GHMC dues. Bharat Connect routes the payment to GHMC and keeps a reference receipt.

Frequently asked questions
How do I find my GHMC PTIN?
Your PTIN (Property Tax Identification Number) is printed on any earlier GHMC property tax receipt or demand notice. If you do not have it, use Search Your Property on the GHMC portal with your door number or owner name.
How do I check my GHMC property tax dues?
Enter your PTIN on the GHMC portal, or in a Bharat Connect app such as Subspace. Both fetch the exact amount GHMC has recorded against your property, so you do not need to calculate it yourself.
How is GHMC property tax calculated?
On the annual rental value of the building: a locality rate and building type set a rental value, applied to the plinth area and annualised, then a slab rate with allowances. The rates are revised by GHMC and vary by property, so use the GHMC calculator or your PTIN for the exact figure.
How do I download my GHMC property tax receipt?
Use the Property Tax Payment Receipt or Tax Payment Status option on the GHMC portal, enter your PTIN and download the PDF. A Bharat Connect app also keeps its own receipt with a reference number.
Can I pay GHMC property tax online without logging in?
Yes. The GHMC portal lets you search and pay by PTIN without an account, and any Bharat Connect app such as Subspace can fetch and pay the dues with just your PTIN.
When is GHMC property tax due?
GHMC bills property tax in two half-yearly instalments. The exact due dates and any early-payment rebate are shown on the GHMC portal and on your demand notice; pay before the due date to avoid the monthly late-payment interest GHMC levies.
