Pay your MCD property tax by UPIC
Municipal Corporation of Delhi (MCD) collects property tax — often called house tax — on properties across Delhi's zones. Each property is identified by a UPIC (Unique Property Identification Code), a 15-digit code tied to the property, and that is what you use to look up or pay your dues on the MCD portal. People search "MCD property tax" most around the filing window, when paying the full year early usually earns a rebate on the tax. This page explains how to find or generate your UPIC, how to search your exact dues on the official MCD portal, how Delhi's unit-area assessment works in principle, how to download a paid receipt, and how to pay through Bharat Connect on Subspace. For the precise amount, the MCD portal's own search is the source of truth.

Find or generate your UPIC
The UPIC is a 15-digit code for your property. The amount the portal shows against it is the figure to rely on.
- 1Open the official MCD portal (mcdonline.nic.in) and go to Property Tax.
- 2If you have paid before, your UPIC is on the earlier receipt; enter it to see your dues.
- 3If you have lost it, use the search option with your registered mobile number, name or old property number.
- 4If the property has no UPIC yet, use Generate UPIC and enter the property details to create one.
How MCD assesses property tax
MCD uses the unit area system: the covered area of the property is multiplied by a base unit area value for its colony category (Delhi colonies are grouped into categories A to H), and by factors for use, age, structure and occupancy, to reach the annual value that is then taxed. Because the colony category, the area and the factors differ for every property, and MCD revises the base values from time to time, this page does not reproduce a rate table. Use the MCD portal, which applies the current values automatically. The table below is a checklist of what you will need on hand.
| Item | Where to find it | Why it matters |
|---|---|---|
| UPIC | Earlier receipt or Generate UPIC | Identifies your property on the portal |
| Colony category | MCD category list (A–H) | Sets the base unit area value |
| Covered area | Sale deed / sanction plan | Used in the unit area calculation |
| Registered mobile | Linked to the property | Receives the OTP and confirmation |
| Past receipt | Previous payment | Shows last amount and any arrears |
Download your MCD property tax receipt
After payment, MCD records a receipt against your UPIC. On the portal, use the payment-history or receipt option, enter your UPIC, and download the PDF for the year. A Bharat Connect app also keeps its own receipt with a reference number, useful proof if the MCD portal is slow to update. Keep the receipt — it is asked for during property sale, mutation and loan paperwork.
Pay your MCD property tax on Subspace
Open Subspace, go to Municipal Tax and select MCD (Delhi). Enter your UPIC; the dues are fetched from MCD through Bharat Connect (BBPS), so the amount you pay is MCD's own figure, not an estimate. Check the property name and amount, then pay by UPI before the due date to keep any early-payment rebate. The UPIC stays saved for next year, and the same app handles your electricity and water bills too.
Not a ranking of amounts — each route pays the same MCD dues. Bharat Connect routes the payment to MCD and keeps a reference receipt.

Frequently asked questions
What is a UPIC in MCD property tax?
The UPIC (Unique Property Identification Code) is a 15-digit code MCD assigns to a property. You use it to search your dues and pay property tax on the MCD portal or through a Bharat Connect app.
How do I find my MCD UPIC?
It is printed on any earlier MCD property tax receipt. If you have lost it, search on mcdonline.nic.in with your registered mobile number, name or old property number. If the property has no UPIC, use Generate UPIC.
How do I check my MCD property tax dues?
Enter your UPIC on the MCD portal, or in a Bharat Connect app such as Subspace. Both fetch the exact amount MCD has recorded against your property, so you do not need to calculate it.
How is MCD property tax calculated?
By the unit area system: covered area times a base unit area value for your colony category (A to H), times factors for use, age, structure and occupancy. The base values are revised by MCD, so use the portal for the exact figure.
How do I download my MCD property tax receipt?
Use the payment-history or receipt option on the MCD portal, enter your UPIC and download the PDF. A Bharat Connect app also keeps its own receipt with a reference number.
Can I pay MCD house tax online without an account?
The MCD portal uses a mobile OTP login, but a Bharat Connect app such as Subspace can fetch and pay the dues with just your UPIC, without an MCD account.
