Property tax online payment across India

Property tax — sometimes called house tax or, on land, land tax — is charged by your city's municipal corporation on the buildings and plots you own. Every corporation runs its own portal and its own property identifier, which is why there is no single national website: Hyderabad uses a PTIN, Bengaluru a PID or SAS number, Delhi a UPIC, and most others an assessment or property number. What is common is the method — tax is assessed on a property's rental or area value, billed half-yearly or yearly — and the way to pay: look up your dues on the city portal, or pay through a Bharat Connect (BBPS) app that fetches the exact amount. This page explains how property tax works in general, which identifier your city needs, and how to pay it online on Subspace without hunting for the right site.

Find your property identifier

Each corporation identifies a property by its own number, printed on earlier receipts and demand notices. Find yours first, then search your dues.

  1. 1Look at an earlier property tax receipt or demand notice for the identifier your city uses.
  2. 2If you have lost it, use the Search Your Property option on the city portal by owner name, door number or address.
  3. 3Open the city corporation’s official property tax portal and enter the identifier.
  4. 4Check the owner and property details, then view the amount shown as due.

Which number each city uses

The identifier is the one thing that trips people up when they move cities or own property in more than one. The table lists the common ones. Whichever applies, the corporation's portal — or a Bharat Connect app — fetches the exact dues against it, so you never have to compute the tax yourself.

How property tax is worked out, in general

Most corporations use one of two systems. The annual rental value method (Hyderabad, Pune, many others) sets a notional rent for your locality and building type, applied to the area and annualised, then taxed at a slab. The unit area value method (Delhi, Bengaluru's SAS) multiplies the built-up area by a per-unit rate for the zone, usage and age. Either way the corporation revises its rates periodically and the figure differs for every property, so the reliable number is the one your city portal shows against your identifier — not an estimate from a calculator blog.

Pay your property tax on Subspace

Open Subspace, go to Municipal Tax and select your city's corporation. Enter the identifier it asks for; the dues are fetched through Bharat Connect (BBPS), so the amount you pay is the corporation's own figure. Check the property name and amount, then pay by UPI before the due date. The identifier stays saved for next time, and the same app handles your electricity and water bills too. City-specific guides: GHMC Hyderabad, BBMP Bengaluru and PMC Pune.

Not a ranking of amounts — each route pays the same dues. Bharat Connect routes the payment to your corporation and keeps a reference receipt.

Frequently asked questions

Is there one website to pay property tax for any Indian city?

No single government site covers every city — each municipal corporation runs its own portal. A Bharat Connect (BBPS) app such as Subspace is the closest to one place, since it can fetch and pay the dues for many corporations with the right identifier.

What is the difference between property tax, house tax and land tax?

They are mostly the same levy under different names: property tax is the general term, house tax usually refers to it on a building, and land tax to it on a plot of land. Your city corporation charges and collects all of them.

What identifier do I need to pay my property tax?

It depends on the city: a PTIN in Hyderabad and Warangal, a PID or SAS number in Bengaluru, a UPIC in Delhi, and an assessment or property number in Pune, Visakhapatnam and Kalyan-Dombivli. It is printed on your earlier receipt.

How do I find my property tax dues?

Enter your city’s identifier on the corporation portal, or in a Bharat Connect app such as Subspace. Both fetch the exact amount the corporation has recorded, so you do not need to calculate it.

How is property tax calculated in India?

By either the annual rental value method (a notional rent applied to the area) or the unit area value method (a per-unit rate for the zone, usage and age). The corporation sets and revises the rates, so the portal figure for your property is the one to rely on.

Can I pay property tax online without logging in?

Usually yes. Most corporation portals let you search and pay by identifier without an account, and a Bharat Connect app such as Subspace can fetch and pay the dues with that number.
